Job Description
BlueStone Properties is seeking a full-time, 6 month contract position within our Residential Property Management Division.
Working under limited supervision the Residential Maintenance Technician performs a variety of semi-skilled work in the maintenance of Multi-residential properties at seven city wide locations and is required to perform related duties as assigned. The Residential Maintenance Technician is required to maintain customer satisfaction and the optimum function of the residential suites and common areas of the residential buildings.
DUTIES AND RESPONSIBILITIES:
- Troubleshoots minor maintenance problems involving electrical, structural, plumbing, and
equipment repair or replacement in common areas and suites.
- Performs preventive building/property maintenance duties in common areas, including
laundry rooms, garbage rooms, storage rooms, boiler rooms, parking garages & parking lots.
- Performs routine plumbing repairs such as unstopping toilets, sinks or urinals, fixing water
leaks, leaking faucets, and appliances as required.
- Performs routine electrical repairs such as changing light bulbs or fluorescent lamps and
assists in repairing ballasts, outlets, switches and light fixtures.
- Purchases supplies, equipment, and materials necessary to complete projects while adhering
to spending guidelines and approval process for Residential Technicians.
KNOWLEDGE, SKILLS AND ABILITIES:
- A superior ability to establish and maintain positive relationships with co-workers, residents,
trades and visitors to the sites. (E.g. Fire Inspectors or Insurance adjustors)
- Strong knowledge of a variety of building maintenance procedures and techniques as well
preventative maintenance techniques and the record keeping of such maintenance.
- Exceptional verbal and written communication skills required.
PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:
- Work involves moderate activity in all types of weather as well as intercity driving in all
conditions. Standing, stooping, walking and lifting heavy objects (Up to 20KG) are part of a
regular work day.
- Multi-tasking and prioritizing will be critical during peak periods of the year. (April - August)
- Deals with emergencies as required
- Knowledge of occupational hazards and safety precautions as well as the ability to work
following established health and safety guidelines as set out by the Corporation.
- A full time position not to exceed 40 hours per week unless otherwise approved by the Property
Manager, with bi-weekly on call rotation required with additional pay for on call weekend as per
the Residential Technician guideline.
QUALIFICATIONS:
- High School diploma or GED required
- 5 years building maintenance experience, or equivalent combination of training and experience.
- A valid G driver’s license is required with a clean driver’s abstract
- Vulnerable Population Police Check
- Certificates in First Aid, Confined Spaces, Refrigeration, Fall Arrest and HVAC are appreciated
but not mandatory.
- Knowledge of MS OFFICE SUITE (MS WORD/EXCEL/OUTLOOK)
