Position:            Operations Manager – CITI PLAZA lONDON ON

Searching for a dynamic, energetic, self-starting, collaborative leader who is capable of managing and overseeing the day to day building operations of a large mixed use Office/Retail and parking garage facility in Downtown London, Ontario.  This is a key front line management position reporting to the on-site Senior Property Manager.

PRIMARY RESPONSIBILITIES:
  • Supervise and direct in-house staff, third party contractors and seasonal personnel; ensuring compliance to work schedules, procedures and Occupational Health and Safety; conducts performance reviews and implements development plans for all in-house staff.
  •  Assist in preparation and development of the annual operating & capital budget.
  •  Prepare monthly operations report detailing all operational issues; monitor operational expenses on a monthly basis by reviewing actual performance against budget; approve purchase orders and invoices and complete monthly variance analysis to determine reasons for actual to budget variance. 
  • Develop and oversee implementation and maintenance of the computerized Preventative Maintenance Program.
  •  Research and report on various equipment and systems for purchase or upgrade.
  •  Ensure optimum operation of the Building Energy/Automation Management system;
  • Monitor and ensure the property is environmentally compliant with environmental legislation, codes and corporate best practices.
  •  Facilitate all tenant and mall construction coordination including drawings, permits, and tender submissions; oversee construction and provide post construction deficiency documentation for action by the contractors. 
  • Monitor performance and trouble shoot all HVAC, Electrical, Mechanical, Life Safety, vertical transportation and other equipment. Oversee the performance of required legislative and diagnostic testing on equipment. (i.e.: emergency generator, sprinklers, etc.)
  • Complete inspections of physical plant and exterior property; correct deficiencies immediately or report to the Senior Property Manager for appropriate action and follow-up.
  •  Respond to emergencies as required (i.e. floods, fire alarms, power failures, etc.)
  • Co-ordinate and supervise all contracts and contract personnel, including periodic reviews of all service contracts.
  •  Facilitates and coordinates on-going, open communication with tenants by attending various meetings as required; understand, access and address tenant operational concerns in order to ensure their needs are being met and the organizations assets are maintained appropriately.
  •  Respond to after hour’s emergency calls by attending the site and taking the necessary action required to ensure all emergency procedures are followed and the safety and security of personnel and the property is maintained.
 
 
PREFERRED QUALIFICATIONS
  • Post-Secondary School Graduation Diploma; Building Environmental Systems Certificate; Facilities Management Diploma; BOMA RPA, FMA, SMA designations or equivalent, or willingness to work towards same.  Trades qualifications a definite asset – mechanical and electrical in particular.
  •  Minimum of 10 years supervisory and related work experience in similar environments with comparable automated building systems.
  • Experience working with web based operations management platforms; Angus PM or similar.
  • Experience with BOMA Best, Green Globes or other Sustainable Building Certification programs.
  • Experience with developing and carrying out major programs such as roof replacement; parking structure restoration; electrical & mechanical equipment upgrades; skylights and associated repairs.
  • Must have experience with building automation systems.
  • Experience developing and implementing operational and capital improvement budgets.
  • Experience with Parking Garage preventative maintenance programs and capital repair planning.
  • Fully competent in all related legislation and Occupational Health & Safety & AODA (e.g. WHMIS).
  •  Ability to read and understand construction drawings, specifications, shop drawings and maintenance manuals.
  •  Must be familiar with Environmental management concepts and legislative requirements, i.e.: Asbestos, PCB’s, ODS, etc.
  • Good interpersonal skills and communications skills.
  • Excellent verbal and written communication skills.
  • Must be able to provide clear criminal records check.
  • Must possess a valid Ontario driver’s license and access to a vehicle
