Building Operator
 
 
Job Specifications
 
 
  • Receive incoming requests for service – via phone, email, SAP or in-person – from team members and respond by providing information, problem solving, or escalating the matter to the next level as required
  • Operate, inspect, maintain and when required repair, modify and adjust all electrical and mechanical equipment in a safe manner and to manufacturers’ specifications in a cost effective manner
  • Perform electrical and/or mechanical repairs, alterations, modifications and overhauls as directed
  • Provide budget input as required
  • Ensure the proper operation of the computerized monitoring and control systems on a rotating shift basis and on a call-in after hours basis
  • Respond to all alarms including after-hours, determine cause and take appropriate remedial actions; i.e. adjust, calibrate or repair and escalate to leadership as required
  • Perform shift and preventative maintenance inspections; maintain all daily logs as required
  • Maintain a daily Engineer’s logbook and ensure it is current at all times
  • Supervise trades (both internal and contract) to ensure all maintenance work is performed according to the contract and/or specification
  • Assist in the preparation and implementation of the operational and emergency procedures, preventative maintenance programs, diagrams and prints
  • Keep all mechanical rooms, surrounding areas and equipment clean, painted, and well maintained at all times
  • Perform routine maintenance and preventative maintenance on the electrical/mechanical and structural components as required. i.e. changing light bulbs, tubes, v-belts, lubricating equipment, snow shoveling, grounds maintenance, service washroom tap, flush valves, etc.
  • Other duties as required
 
Job Qualifications
 
 
  • A minimum of 2 years’ experience within a facilities management role
  • Post-secondary education
  • Experience in maintaining, repairing, and monitoring building operating systems such as, but not limited to; compressors, pumps, chillers, HVAC (including roof-top systems), fire systems, plumbing, etc.
  • Electrical and/or HVAC licenses would be an asset
  • Ability to direct and manage maintenance, cleaning, and other contract personnel
  • Ability to multi task and prioritize work
  • Strong communication/interpersonal skills
  • Working knowledge of the Occupational Health & Safety Act (Ontario)

  • Able to lift 20 kg
  • Able to climb up and down ladder
  • Able to manipulate small hand tools
  • Able to stand for long periods
